Why Register Ejari?

Utility Services: You need an Ejari certificate to register for utility services with the Dubai Electricity and Water Authority (DEWA), ensuring seamless access to water and electricity in your new residence.

Official Requirements: Many building and community management companies require an Ejari certificate before providing services or facilities.

Legal Protection: Registering your tenancy contract with Ejari safeguards your rights in case of disputes with your landlord, providing legal protection and ensuring fair treatment.

Residency Renewal: For expatriates, having a valid Ejari certificate is often necessary for renewing residency visas, particularly as the number of bedrooms in your accommodation must match the requirements.

Commercial Use: For businesses, Ejari registration is necessary to issue or renew trade licenses for commercial activities.

How to Register Ejari?

– Landlord/Property Management: If you’re leasing through a property management company or landlord, they are authorized by RERA to handle the Ejari registration process. They’ll provide you with the necessary Ejari contract upon finalizing or renewing your lease.

– Individual Registration: For individual registrations, tenants can use the Dubai REST app, the official government app for real estate, to register their tenancy contracts online. Alternatively, you can visit one of the five Ejari offices in Dubai to register in person.

Ensure you have the following documents ready for Ejari registration:

– Original signed tenancy contract

– Tenant’s Emirates ID and copies of passport and visa

– Copy of the landlord’s passport (with visible signature)

– Copy of the title deed provided by the landlord

Registration Tips:

– Ejari should be under one tenant’s name; if sharing rent, designate a lead tenant for registration.

– Ensure documents are of high quality, especially if the landlord cannot sign in person.

– Avoid overlap between the end date of the existing contract and the start date of the new one.

Cancelling Ejari:

At the end of the tenancy period, Ejari should be canceled by the landlord to avoid conflicts. Ensure your landlord terminates the existing Ejari before attempting to register a new one.
